The taxes sellers pay

Most Westchester towns charge only the state tax. The “mansion tax” on homes $1 million and up is normally paid by the buyer, not the seller. Buyers can estimate their side with our Closing Cost Estimator.
Other costs to plan for
- Co-op flip tax: some co-op buildings charge a fee on each sale. Check your proprietary lease or ask the managing agent.
- Building fees: move-out deposits, managing agent fees, and stock transfer fees for co-ops.
- Capital gains tax: not paid at closing, but it can be a big number. See Understanding Capital Gains.
