Here’s what renting your apartment with Sanchez Brokerage looks like, from the first call to handing over the keys.
1. Consultation and pricing
We talk through your unit, your timeline, and your goals, then recommend an asking rent based on comparable rentals nearby. If the unit is rent stabilized, we work from the legal regulated rent. Want a number first? Request a free rental estimate.
2. Agreement in writing
We sign a listing agreement that spells out our fee and services. Under New York City’s FARE Act, when you hire us to rent your unit, you pay our fee, not the tenant.
3. Prepare the unit
A clean, repaired, freshly painted apartment rents faster and for more. We’ll flag anything worth fixing and check the building’s record for open violations. See searching for building violations.
4. Photos and listing
We photograph the unit and publish the listing on our site and major rental platforms, with every tenant-paid fee disclosed as the law requires.
5. Showings
We schedule and run showings so you don’t have to be there, and we keep you updated on interest and feedback.
6. Screening applicants
We verify income, employment, credit, rental history, and voucher paperwork where it applies, then present qualified applicants for your decision. Screening has to follow fair housing law. In New York, that means:
- Applicants can’t be refused because they pay with Section 8, CityFHEPS, or another lawful source of income.
- The background and credit check fee is capped at $20.
- New York City limits when and how criminal history can be considered.
7. Lease signing
We coordinate the lease, the required riders and disclosures, and collection of the first month’s rent and security deposit (capped at one month’s rent in New York).
8. Move-in
We handle the key exchange and a move-in walkthrough so both sides have a record of the unit’s condition.
